- Supervision of all association maintenance of the grounds and other common areas.
- Weekly inspection of property to observe and resolve issues and communicate results to the board of directors.
- Arrange for the contracting and supervision of outside vendors for areas of association responsibility.
- Procure competitive bids for capital improvements or other major repairs to the common elements.
- Work with individual vendors to establish rapport and expectations of services for the Community.
- Provide 24-hour emergency services.
- Paying of bills and obligations incurred by the Association.
- Monthly financial reporting provided to the Board via hard copy or through an electronic PDF file that can be e-mailed.
- Assist in the implementation of the Replacement Reserve account.
- Assist in filing necessary tax returns and in the preparation of an annual budget.
- Maintain and update association membership files.
- Collection of all assessments and other charges levied by the Association.
- Collection of delinquent owner accounts.
- Preparation, recording and enforcement of liens.
- Initiate legal action as directed by the Board.
- Attend board meetings and the annual meeting of owners.
- Enforcement of Covenants, Conditions & Restrictions.
- Inform all members of rules, regulations and notices as may be enacted or promulgated.
- Assist in the development of Rules and Regulations and procedures.
- Maintain a business-like relationship with owners.
- Respond in a timely manner to all requests presented by the ownership.
- Assist in the obtaining of bids for association insurance.
- Newsletter publication.
- Utility conservation programs.
- Arrange for board member training by experienced professionals within the Association industry.
